Every building that engages TBPM receives the following at the start of the service, at no extra cost:
Free Energy & Financial Audit – before anything else, we audit the building’s energy use, service contracts and recurring costs to identify savings. The aim is simple – reduce running costs so the management fee partly pays for itself.
Building Asset Register – we compile a complete asset register covering plant, equipment and major building components, giving your Owners Corporation a clear basis for maintenance planning and capital works forecasting.
Free Dedicated Building Website – we set up a dedicated website for your building on its own domain name, included permanently for the life of the agreement. Setup, ongoing hosting and domain renewal are all covered by TBPM at no cost – giving residents a single, professional place to find notices, contacts and building information. We review the website content with the Strata Committee each year to keep it accurate and current.
What's Included
Each point below is part of the standard full-time on-site service:
- Dedicated on-site Building Manager — based at your property five days per week, managing daily operations with consistent, familiar oversight.
- After-hours emergency support — phone support for urgent out-of-hours incidents, access failures, and contractor escalation.
- Daily common-property supervision — foyers, corridors, lifts, plant rooms, gardens, fire stairs, garbage rooms and car parks checked every day, so issues are caught early rather than reported by residents.
- Single point of contact — for residents, contractors, Strata Managers, Building Committees and the Owners Corporation, reducing confusion and crossed wires.
- Regular site inspections — to identify maintenance issues, safety risks, defects and contractor performance problems before they escalate.
- Contractor coordination and supervision — site access, scheduling, inductions, progress monitoring and completion checks, so work is done properly the first time.
- Contractor compliance checks — licences, insurances, SWMS and WHS requirements verified before any work proceeds on site.
- Maintenance and defect coordination — logging issues, arranging quotes, following up repairs and tracking defect rectification to close-out.
- Resident communication — notices, alerts, move-in and move-out coordination, access requests and general enquiries.
- Security and access management — keys, fobs, swipes, remotes and access registers kept controlled and accurately recorded.
- Compliance support — assistance with AFSS coordination, WHS inspections, incident reporting, emergency procedures and by-law enforcement.
- Monthly building reports — clear reporting on completed works, outstanding issues, contractor activity, compliance matters and recommendations.
- Preventive maintenance planning — planning that reduces breakdowns, controls operating costs, and extends the working life of building assets.
- Quarterly committee reviews — we meet with the Strata Committee every quarter to review service performance, raise and resolve any concerns, and adjust the scope as the building’s needs change.
