Total Building & Property Management Pty Ltd (TBPM) was founded with a clear purpose: to combine professional building management with the construction-industry expertise that protects strata assets over the long term. Based in Sydney, we specialise in residential, commercial, and mixed-use strata buildings — and we work with property developers from settlement through defect liability — providing professional management focused on efficient operations, preventative maintenance, and effective contractor coordination.
TBPM was established by Ajit and Steve — bringing together a Sydney strata operations manager with 10+ years across residential and mixed-use buildings, and a specialist remedial builder with 20+ years in residential developments and strata defect rectification. Their shared belief is that quality building management requires both operational expertise and a genuine understanding of how buildings work — from the ground up.
Meet Our Founders
Ajit Shrestha
Director, Building Operations
Ajit brings 10+ years managing residential and mixed-use strata buildings across Sydney. His career has focused on the operational side of building management — contractor coordination, preventive maintenance programs, resident management, compliance reporting, and the day-to-day work of keeping complex buildings running.
At TBPM, Ajit leads building operations and is the primary point of contact for strata committees and managing agents. He’s responsible for service delivery across every building on TBPM’s books — building manager performance, contractor oversight, compliance with AFSS and WHS obligations, and the monthly reporting that keeps owners corporations informed.

Steven
Director, Construction & Project Management
Steve brings 20+ years as a specialist builder, with a career focused on residential developments and remedial works across Sydney. His hands-on experience spans new construction, defect rectification, façade and waterproofing repairs, concrete remediation, and capital works planning for established strata buildings.
At TBPM, Steve leads the construction and project management side of the business — reviewing scopes of work, vetting contractor quotes, supervising remedial projects, and advising Owners Corporations on how to plan and budget for major works. His perspective gives TBPM clients something most building management firms can’t offer: a director who reads a defect report the same way the engineer who wrote it does.
