We provide a dedicated Building Manager on a structured weekly roster – typically 8 to 20 hours – supported by our remote team between site visits. Your committee gets hands-on contractor supervision, proper compliance and reporting, and a consistent point of contact, without carrying a full-time salary.
Your rostered manager brings the same construction and remedial works knowledge as our full-time team. When defects or repairs come up, you have someone who can judge whether a contractor’s scope and quote genuinely stack up – useful protection on the spend that matters most.

Free Energy & Financial Audit – before anything else, we audit the building’s energy use, service contracts and recurring costs to identify savings. The aim is simple – reduce running costs so the management fee partly pays for itself.
Building Asset Register – we compile a complete asset register covering plant, equipment and major building components, giving your Owners Corporation a clear basis for maintenance planning and capital works forecasting.
Free Dedicated Building Website – we set up a dedicated website for your building on its own domain name, included permanently for the life of the agreement. Setup, ongoing hosting and domain renewal are all covered by TBPM at no cost – giving residents a single, professional place to find notices, contacts and building information. We review the website content with the Strata Committee each year to keep it accurate and current.
What's Included
Each point below is part of the standard full-time on-site service:
- Dedicated Building Manager — one consistent manager assigned to your building, with scheduled weekly attendance and a direct contact number, who genuinely knows the building.
- Structured weekly roster — typically 8 to 20 hours on site, planned around inspections, contractor meetings, resident matters and key operational tasks.
- Remote support between visits — our office team handles emails, resident enquiries, contractor follow-ups and bookings between site days, so nothing stalls while the manager is off site.
- Hands-on contractor supervision — contractors are coordinated and checked in person on rostered days – access, scheduling, work checks and follow-up – keeping work accountable.
- Compliance and reporting — building records, service documentation and monthly reporting kept current, with clear updates to your Strata Manager or committee.
- Resident communication — a clear contact pathway for notices, access requests, move-in and move-out coordination, and general enquiries.
- After-hours emergency phone support — urgent out-of-hours building issues covered, with contractor escalation where immediate action is required.
- Remote-only option — fully remote coordination, reporting and emergency support for smaller schemes that don’t require regular on-site attendance.
- Quarterly committee reviews — we meet with the Strata Committee every quarter to review service performance, raise and resolve any concerns, and adjust the scope as the building’s needs change.
